The Buying Process
  1. Establish Your Relationship with an Agent

Agency Disclosure (required by Michigan law): Mandatory as of January 1994, establishes in writing the working relationship between the buyer and the real estate agent. An agency disclosure must be signed before any confidential information is exchanged. If we are not your agent, we automatically become a subagent on any home in which you may have an interest.

  2. Establish your Wants, Needs and Desires

To determine your wants, needs and desires, we will need to ask you a few questions about location, size, style and amenities, timeframes, and any financial concerns.

  3. Arrange your Mortgage Approval

Arrange a meeting with a Michigan United Mortgage account executive to determine the amount of mortgage you qualify for and the price range of homes which you may consider.

  4. Select Properties to Tour

We will spend time and energy to search the market that fits your wants, needs and desires. This will include multiple listing computer searches, for sale by owner homes, open houses, advertised properties, new construction and target prospecting.

  5. Schedule Appointments and View Homes Together

Once we have selected the properties you are interest in, we will schedule an appointment and make the arrangements for us to view the homes you wish to consider.

  6. Write a Professional Purchase Agreement

When you choose the home you wish to purchase, we will present you with seller disclosure statements, comparable property data, pertinent property information (i.e. association bylaws, restrictions, soil evaluations, etc), then write your purchase agreement.

  7. Present your Offer

We personalize you to the seller, present your offer in its best possibly light, negotiate price, terms, occupancy, and all conditions of your offer. We will make our best effort to return to you with an accepted purchase agreement.

  8. Follow Through on all Details

As your representative, we will actively participate in all aspects of completing your transaction, appraisal, inspection, title work and closing. We will also cooperate with and assist the lender in expediting the closing process, as well as keep you informed of the progress of your transaction.

  9. Attend your Successful Closing
  10. In other words, we will make sure nothing falls through the cracks.

As your representative we will be loyal to you. We look forward to working with you. Our partnership is the best opportunity to make your home purchase a reality.
